Agency Commercial Mortgage Loans

Agency loans are for residential and residential based mixed-use properties, with minimum loan is $750,000, the loan to value is 75% to 80%. The rates are usually the lowest rates in the market. These full document loans are almost always lower costs and lower rates than Bank programs and are often non-recourse. Are you currently financed through your local bank? The Agency Commercial Mortgage Loans are conventional financing for multifamily and mixed-use properties only.

Bank Commercial Mortgage Loans

Conventional Bank Commercial Mortgage Loans are for real estate properties with a minimum loan of $300,000 for Residential and Mixed-Use properties and $750,000 for all other property types. Loan to values range from 70% to 80% depending on the property type. Rates are good and compete favorably even with local bank programs. Our Nationwide Commercial Mortgage Loans help you when your local banks may have limited funds or stricter guidelines are just not lending when you need them.

Alternative Commercial Mortgage Loans

Portfolio small balance lenders create their own guidelines that are more liberal than Banks and Agency financing. They offer stated income and bank statement programs for borrowers with good properties and good credit. Loan to values are 70% to 80% depending on property type. Rates are typically a point or two higher than the bank programs. These funding options are a good alternative to Hard Money, Private Money and Bridge Loans. These are also called Soft Money Commercial Mortgage Loans.

Hard Money – Bridge – Private Money Commercial Mortgage Loans

These are all short-term asset based real estate funding programs. Usually credit is not as important as the property and sponsor experience. The focus is primarily on the asset. Often used to rehab, lease up and stabilize property until the borrower can refinance the property into lower rate permanent financing. Also, frequently used by investors who create added value and then sell the properties. Commercial Fix and Flip financing uses Hard Money – Bridge – Private Money options.

Commercial Construction Mortgage Loans

We specialize in ground up construction financing of Multifamily properties where we can offer up to 75% of the value of the land and up to 90% of the construction costs. We have a very liberal credit line program for developers. We will not fund sub divisions, but individual lot site within a subdivision. We also offer construction financing for Hospitality, Retail and Medical related properties.

Commercial Construction Mortgage Loans
