I am a newbie investor from Dallas Metro. I have a seller who is willing to carry $ 100,000 2nd mortgage on a property listed for $ 475,000. I would like to use that as down payment and pay any shortfall on 25% down payment out of my pocket. However my real estate agent tells me that it is not possible to get a mortgage with this financing structure. It will be a great help if you let me know of brokers or lenders in Dallas metro area who can help to get a loan with this financing structure.
