  4. I am looking at a 52 unit apartment complex appraised in 2007 at $2,300,000, improvements have been made since then. It is listed at $1,800,000 currently. Listing agent also has in house financing for $1,440,000 with seller held second for $260,000. They are requiring a downpayment of $100,000. I need to find $100,000 plus money to cover closing etc. Is this possible?

  5. Thanks for requesting information Scott. Unfortunately the down payment assistance program does not work like this. It is a seller funded down payment assistance program. This means that there is equity in the property and the seller is willing to give you that equity to get the deal closed. Technically the down payment assistance company will give you $$$. They have a contract with the seller to return the $$$ to them plus their fee at closing. If you are short of closing your deal and only need $100,000 to give to the seller, the seller has to give it back to the DPA plus their fee, and therefore this does not help you.

  9. I have currently made an offer on a 20 unit complex for 630k. The tax assessed value is 679k. I have been approved for a loan at my local bank if I can come up with 30% down.
